The cube co-craft connects: Companies share a common building in the middle of the city. Side by side, on top of each other or in several buildings. Resource-saving, urban density, in the middle of the city, attractive for skilled workers.
There is currently no generally accepted definition for the concept of urban production. In the context of our project, urban production stands for operational structures that are implemented in a compact, mixed-use district to save space. Small and medium-sized commercial and production companies share a common building with innovative architecture. They are arranged next to and on top of each other over several storeys. The shared use of infrastructures such as Building services, vertical and horizontal access, mobility, parking spaces, load transportation, conference and social rooms or shared building services and facilities. Hybrid buildings could also be created as low-emission uses with studios, factories and services, possibly in combination with manager’s apartments.
In addition to the efficient use of space, urban production offers the opportunity to create synergy effects and reduce costs for individual entrepreneurs. Through the shared use of open spaces, roof terraces, daycare centers, restaurants, product sales or showrooms, entrepreneurs can network with each other, but also interact with the surrounding urban environment.
The special thing about this project is that the urban producers, i.e. the companies interested in settling here, are involved in planning their business location and company headquarters from the very beginning!
Urban production is part of the overall development of a property and is an essential component here. The entire site is centrally located in the north-west of Cologne, around 4 km from the cathedral: it runs parallel between Longericher Strasse and the Deutsche Bahn railroad tracks. The total size is approx. 39,000 m² with a width of 80 meters and a length of approx. 450 meters. It is located at the level of the former Nippes marshalling yard, directly next to the ICE maintenance depot on the north-eastern side, which opened in 2018. To the southwest, the site borders the Bilderstöckchen district.

All companies that are looking for a new location in Cologne and want to create spaces that are optimally adapted to their needs can take part: From production to assembly, manufacturing, workshops, studios and offices, anything is conceivable.
The companies should also be keen to develop a sense of togetherness under one roof, a vision of urban production and innovative architecture that serves as a role model beyond Cologne’s city limits.
The number of participating companies is not limited. The urban production project has sufficient scope to respond to the needs of the companies accordingly.

The location of the events will be announced shortly.
The aim of the development is to create a dense, commercial quarter, the so-called “Bilderveedel”. Urban production is planned for the north-west of the site. A centrally located public square at the level of the street Am Bilderstöckchen connects the commercial use with residential uses and the quarter with the existing areas. The edges of the square accommodate uses for the district’s needs such as daycare, restaurants, local amenities, green and open spaces. The architectural, urban planning and economic development of the entire site is the result of a cooperative planning process with the entrepreneurs. In the best-case scenario, the project with its sustainable, resource-conserving internal development will become a model for further commercial site developments in the urban area of Cologne and beyond.
The property has been owned by Cube Real Estate GmbH since 2021. It is a medium-sized real estate developer headquartered in Leverkusen. Under the motto “We love development”, Cube Real Estate develops urban real estate and city districts with a young team of around 100 people.
KölnBusiness Wirtschaftsförderung, the Department of Planning and Building of the City of Cologne and Cube Real Estate GmbH work together with interested entrepreneurs and with the support of other experts to develop customized, sustainable spaces for the participating companies.
Together with the planning office ulrich hartung, Bonn, they are managing the cooperative planning process and the rapid implementation. The architectural firm ASTOC, Cologne, is on hand to provide advice and was involved in the development of the initial urban planning framework concept.
