Leverkusen, 16.11.2022 – Cube Real Estate GmbH (Cube) has already completed three of its projects in 2022 as individual contracts: In addition to the Cube River 342 apartment project in Düsseldorf, the “student residence” and “condominiums” components of the Cube Factory 577 neighborhood development in Leverkusen have also been completed as individual contracts. Like the Cube Curve 468 project in Cologne, the “office building” component of Cube Factory 577 in Leverkusen is also currently being implemented on an individual contract basis and with additional internal construction management. With the start of the earthworks and shoring work in October 2022, Cube has also started the individual awarding of the mixed-use quarter Cube Central 378. A total of 116 furnished apartments, 28 apartments as well as 22 socially subsidized and 11 price-controlled apartments are to be built on the approx. 13,100 m² of living and usable space by 2025. In addition, modern office and commercial space for restaurants as well as studios for art and culture are to be realized on the site. For Cube, the individual contract award has proven to be a worthwhile alternative to awarding the contract to a general contractor for the construction and Cube Central 378 is therefore already the fourth property to be awarded by Cube as an individual contract.

“In 2020, we made a conscious decision to set up our own construction department. Our goals were to have more expertise in-house, greater and, above all, deeper price transparency, lower construction costs and less dependence on individual companies,” says Tilman Gartmeier, founder and CEO of Cube Real Estate. “After the first successful projects realized with our internal construction management, we not only see our goals confirmed, but also want to further develop and expand them.”

To date, three projects with a net construction volume totaling around EUR 40 million have been successfully completed as individual contracts. In addition, two district developments in Cologne and Düsseldorf and an office property in Leverkusen with a net construction volume of around EUR 80 million are currently under construction management.

The successful realization of projects is the result of the expansion of the construction management division. The specialist areas of purchasing, costing, construction management, construction project management and, more recently, technical building services cover the broadest possible range of specialist areas, which is essential for success in individual contracts.
