THE PROJECT
The former administration building on Werkstättenstrasse and the old railroad repair hall in Leverkusen-Opladen will be transformed into a new quarter by the beginning of 2027: the approximately 5,800 m² “Cube Offices 574”, which were completed in summer 2018, contain modern, loft-like office space of the highest standard. Architecture that speaks for itself: industrial charm combined with contemporary design and a quarter that has a story to tell. The “Cube Factory 577” in particular, as a former railroad repair hall, will become a symbiosis of student and normal living, office and commercial space as well as areas for gastronomy and sport. On an area of 21,000 m², the buildings are grouped around the center of the quarter, which offers space for meetings, but also for outdoor catering areas. In addition to the condominiums and the apartment building, the “breathing” parking garage has already been completed. The direct proximity to the newly built TH Köln campus speaks for a lively location with a corresponding infrastructure.
Werk³ is the last construction phase of the district development still to be completed. This component, with its spacious, open hall character and striking steel truss construction, will in future house an office building with restaurants and fitness areas. The western façades are to be retained as contemporary existing gable walls.

WERK³
Sustainable transformation of an industrial site
With Werk³, Cube Real Estate is realizing a pioneering project for urban land recycling. As part of Cube Factory 577, a sustainable office and commercial location is being created on the site of the former railroad repair works in Leverkusen-Opladen. On a gross floor area of 8,570 m², the ensemble combines flexible office space, restaurants, fitness and local amenities. The aim is to convert the space in a way that conserves resources in order to create synergies between work, leisure and mobility. The challenge in the planning process was to adapt the existing structures to modern requirements without losing their industrial character. Werk³ was developed in close cooperation with the city of Leverkusen and neue bahnstadt opladen GmbH. The sustainable approach meets KfW standards, is aiming for DGNB silver certification and improves transport links with a direct rail connection to Cologne. Completion is planned for 2027.
PARK GARAGE
Welcome to our parking garage! With a generous clearance height of 2 meters, it is easily accessible for most vehicles. An efficient barrier system with video surveillance ensures security and the smooth flow of traffic. The parking garage has an elevator and maintenance and cleaning take place at regular intervals. Access is exclusively for users of the parking garage, which provides additional security. The parking garage also has e-charging stations.
