THE PROJECT
Cube Central 378 is a pioneering urban quarter in Düsseldorf’s Flingern-Süd district. The concept combines modern architecture with added social value and creates a lively urban space with a balanced mix of uses.
By the end of 2025, around 13,500 m² of living and usable space will be created on a gross floor area of over 22,600 m² above ground, including 177 apartments ranging from 20-90 m², socially subsidized housing, price-controlled housing and exclusively furnished apartments. There will also be commercial space for offices and stores for retail, restaurants and studios.
The public inner courtyard forms the heart of the district and, as a meeting place, promotes interaction and quality of life for the entire neighborhood. Below the inner courtyard are two floors of parking spaces for cars, with and without electric charging points, and numerous bicycle parking spaces. The underground car park is conveniently connected to the individual parts of the building on the inside.
One of the highlights of the quarter is the rooftop terrace of building component BE, which impresses with a breathtaking view over Düsseldorf, inviting future tenants to outdoor meetings or an after-work drink, especially at sunset.

IMPRESSIONS
Commercial space
Quartier Cube Central 378 has commercial space ranging from approx. 120 m² to approx. 460 m² on the first floor. Most of the space is directly visible from Erkrather Strasse. The architectural highlight of the spaces are the particularly high ceilings and the striking columns, which are made of exposed concrete. Generous window fronts also ensure a bright, friendly atmosphere.
Office space
The rental space in the office building offers a wide range of options: the ground floor space welcomes commercial and retail use with direct visibility from Erkrather Strasse, while the upper floors can be divided into two units. Office space is available from approx. 220 m².
If more space is required, it is possible to connect an entire floor to form a unit of approx. 640 m². We also have the option of connecting floors 4 – 5 and 6 – 7 with an internal staircase. The top floor of the office building offers the future tenant one of the building’s highlights: a rooftop terrace with approx. 134 m² and a breathtaking view over Düsseldorf, which is particularly charming at sunset and invites you to enjoy an after-work drink.
Planning workshop
Probably the most extraordinary thing about the creation of Cube Central 378 is the planning process. Residents were given the opportunity to actively participate in the designs and incorporate their wishes and ideas. After the neighborhood expressed that the original concept did not fit into their neighborhood, a dialogue between citizens and project developers was initiated. To this end, a planning group called “Planwerkstatt 378” was set up, which provided a basis for an intensive exchange at eye level between the project developer, the responsible architecture firms and the neighborhood. Planwerkstatt 378 served as a forerunner for the adjacent project development of the GemeinschaftsWerk Flingen project and was instrumental in shaping the current development plan process.

04/2019: Preliminary building application by Cube Real Estate (apartments and underground parking garage)
06/2019: Preliminary building application from Cube Real Estate rejected by district council due to objections from local residents
01/2020: Cube Real Estate and local residents jointly launch planning workshop 378
06/2020: Jointly developed urban quarter from Planwerkstatt 378 is approved by the district council
08/2020: Start of planning process for neighborhood development (with versatile housing options, office, commercial) with continued participation of neighbors in working groups
05/2021: Submission of building application for neighborhood development
08/2021: Completion of planning and participation procedure
02/2022: Receipt of 1st partial building permit for tree felling, construction of the excavation pit and shoring
10/2023: Laying of the foundation stone together with Lord Mayor Dr. Keller and ZBI
