Cube Real Estate makes progress on construction projects

Project developer Cube Real Estate can look back on an eventful 2024. Construction projects were successfully driven forward or completed in several German cities with the aim of creating sustainable and liveable neighborhoods.

Cube Factory 577: Revitalization of a commercial site in Leverkusen
In March, Cube Real Estate completed the successful revitalization of the former railroad repair workshop by fully letting the commercial part of Cube Factory 577 in Leverkusen. The property, which is now part of a mixed-use urban quarter, comprises a total office space of around 7,000 m² gross floor area. Numerous companies such as Ströer SE & Co KGaA and DFMG Deutsche Funkturm GmbH, including Cube Real Estate itself, have found a new location in the high-quality office space.
LIF: Sustainable housing solutions for Aachen
Construction of the LIF project in Aachen’s Frankenberger Viertel also began in March. On an area of 3,200 m², 64 modern residential units, especially for students, as well as a commercial unit are being built. Special features include photovoltaic systems, heat pumps and extensive green roofs, which ensure a high level of energy efficiency. Spacious green areas and a children’s playground are also planned to enhance the quality of life. The project, which is scheduled for completion in 2025, also offers modern infrastructure such as a car elevator and 156 bicycle parking spaces.
QiNO: Tradition and modernity in Neckarstadt-Ost
In April, planning permission was granted for the QiNO project in Mannheim, which will be implemented over an area of 8,500 m² in the coming years. The plan is to convert the historic Felina-Werke into a modern quarter with 224 residential units, 25% of which will be barrier-free. Office and restaurant space as well as 64 parking spaces will also be created. The existing buildings will be renovated to make them more energy-efficient and will be extended in order to use the existing buildings in a resource-saving manner.
Cube Curve 468: A neighborhood for all generations in Cologne-Kalk
In July, the intergenerational residential quarter Cube Curve 468 was successfully completed in a central location. On around 7,400 m² of living and usable space, 163 residential units were created, including compact apartments, regular apartments and senior apartments. The quarter is complemented by commercial space, a kiosk and a daycare center. The subsidiary Cube Easy-E supplies the quarter with green heat and electricity and the subsidiary Cube Life has already achieved an occupancy rate of 85%. The quarter was sold to the German unit of the abrdn Group for the abrdn Pan European Residential Property Fund (aPER) and handed over on schedule.
Cube Central 378: New life in the heart of Düsseldorf-Flingern
With the completion of the shell of the building in September, the mixed-use Cube Central 378 quarter reached an important milestone. On a site area of 6,100 m², 177 residential units are being built, including price-controlled and subsidized apartments. The quarter also offers 5,500 m² of office and commercial space as well as space for retail and restaurants. A publicly accessible green space with a playground rounds off the concept and creates a high quality of stay. The project is currently ahead of schedule and completion has been brought forward for summer 2025.
