Leverkusen: Cube Real Estate takes over Bahnhofsquartier and creates new entrance to Opladen city center
– Mixed-use urban quarter with around 63,000 m² of gross floor area and around 42,000 m² of usable space for residential, office, retail and hotel use planned
– Completion of the urban quarter with an investment volume of more than EUR 200 million planned for 2026
– Real estate developer once again realizes one of its largest projects in Leverkusen
Cube Real Estate is committing itself to the Neue Bahnstadt Opladen with another project. The new station quarter is being built within walking distance of the headquarters of the nationwide project developer based in Leverkusen and is therefore also in the immediate vicinity of the successful Cube Factory 577 project currently under construction.
Leverkusen, 18.05.2021 – Cube Real Estate GmbH is building its third and one of its largest projects in Leverkusen: the real estate developer is constructing a mixed-use urban quarter directly on the station bridge in the Neue Bahnstadt Opladen district by 2026. More than EUR 200 million is to be invested in the project on the approximately 15,400 m² of land on Europa-Allee. Cube Real Estate is acquiring all of the shares in Bahnhofsquartier Opladen GmbH Co KG and Dienstleistungs- und Handelsquartier Opladen GmbH & Co KG from AK Projektmanagement Beteiligungs GmbH, owned by real estate entrepreneur Jürgen F. Kelber (main shareholder of Dr. Lübke & Kelber, among others). The takeover also includes the complete winning design with which Momentum Real Estate GmbH won the urban planning competition held for this purpose together with the Aachen-based architecture firm kadawittfeldarchitektur. The parties have agreed not to disclose the purchase price. The concept envisages a variety of uses such as commercial, retail, residential, accommodation, hotel and gastronomy on a gross floor area of around 63,000 m². Neighborhood squares and extensive greenery are intended to ensure a high quality of stay. In terms of urban development, the Bahnhofsquartier represents the new entrance to Opladen city center and the entire Neue Bahnstadt Opladen – one of the largest urban development projects in Germany. This building block integrates the station bridge structurally and thus completes the connection between Opladen station and Opladen city center as well as the Bahnstadt. At the same time, a mobility hub is being created here, providing an excellent link between local and long-distance public transport. The major cities of Cologne can be reached in 15 minutes and Düsseldorf in little more than half an hour.
With the already completed Cube Offices 574 office building and the Cube Factory 577 currently under construction, Cube Real Estate has already helped to shape the east of the Neue Bahnstadt Opladen and has thus provided clear evidence of the urban development in Leverkusen. This success is based on the principle of close cooperation. Cube Real Estate will also drive forward the planning process for the Bahnhofsquartier in the coming months in coordination with the city and the urban development company neue bahnstadt opladen GmbH (nbso).
