Leverkusen, 02.08.2022 – Cube Real Estate GmbH has received planning permission for the mixed-use urban quarter on Erkrather Strasse in Düsseldorf-Flingern. Compact apartments, socially subsidized & price-controlled apartments, artists’ studios as well as offices and commercial space will be built on a plot of around 6,100 m². Construction work will begin this year, with completion scheduled for 2025.
“We are delighted to be working closely with the neighborhood on Erkrather Strasse to create a quarter that interprets the term “home” in a special way; after all, we don’t want to build a standard property, but rather develop a quarter that suits Flingern-Süd. In our opinion, it has the potential to become part of the new center of Flingern and thus make the district, which is still largely industrial to this day, more attractive for the entire city of Düsseldorf,” says Jean-Marc Fey, Head of Project Management & Purchasing and Sales.
The new center of Flingern-Süd will be versatile and green
The “Cube Central 378” project will see a total of 116 furnished apartments, 28 apartments, 22 socially subsidized and 11 price-controlled apartments, around 5,500 m² of rentable office and commercial space as well as studios for art and culture built on around 14,000 m² of living and usable space over the next few years. In addition, a publicly accessible green space, the so-called “Green Center”, will offer recreational opportunities. The “Planwerkstatt 378” association founded by the neighborhood is planning to create a meeting place for the neighborhood with cultural, artistic and social uses on part of the site. The team of architects involved in the project design is made up of Henning Shin Architekten (formerly HGMB Architekten), HPP Architekten and Atelier Fritschi + Stahl.
“The project is unique in terms of the involvement of the neighborhood and the interaction between politics, administration, residents, project developers and investors. In order to understand what is really needed on site, the neighborhood was intensively involved in our plans, which led to a lasting change in the original concept. The result of the intensive exchange and the openness of all parties involved has led to a design that fits in very well with the surroundings in terms of urban planning and use and meets many of the requirements of the local people for this quarter,” comments Thore Marenbach, Managing Director of Cube Land Development.
