Construction progress on the “Nidda.Vierzig2” transformation housing project in Frankfurt-Rödelheim

Construction work on the Frankfurt residential project “Nidda.Vierzig2” by project developer Cube Real Estate is progressing rapidly. Most of the interior fit-out trades, including electrics, heating/sanitary, painting, drywall and façade construction, have started work. Following the dismantling of the tarpaulin over the extension along Niddagaustraße, a temporary enclosure for the promatization of the steel girders has been constructed in recent weeks. Installation of the external thermal insulation composite system has also already begun.
The project comprises approx. 5,000 m² of residential and commercial space on a 2,600 m² plot at Niddagaustraße 42 and envisages the conversion of a previously commercially used property into modern forms of housing. Various forms of housing are planned, including compact apartments for students, trainees and young professionals, two-storey house-in-house concepts with gardens and penthouses with terraces. By converting the existing building, the sealing of new surfaces is avoided, which leads to a significant reduction in CO₂ emissions. From the two additional floors, there is an unrestricted view of Frankfurt city center on one side and a view of the Feldberg on the other. In addition, the KfW 55 standard is being aimed for in the construction. The site is part of the former Torpedo factory, where bicycles, motorcycles and office machines were manufactured until the 1960s.

In addition to the residential space, the project also offers two commercial units with flexible floor plans that can be combined into one unit, as well as good connections to public transportation and the A66 and A5 freeways. Partial commissioning and initial letting of the apartments is planned for early Q1 2025. This is already the second project for Cube Real Estate in Frankfurt am Main.
