Leverkusen, 05.07.2021 – Cube Real Estate has acquired a 1,940 m² property at Niddagaustraße 42 in Frankfurt’s Rödelheim district. The medium-sized real estate developer headquartered in Leverkusen is planning to convert the previously commercially used property into modern residential units by the end of 2023. The total investment costs amount to around EUR 40 million. The seller of the property is a project company of the arsago Group.

Cube Real Estate’s concept envisages a comprehensive refurbishment including energy efficiency upgrades and an additional storey. Around 5,000 m² of residential and commercial space will be created on the site. The project developer is focusing on an innovative mix of different types and sizes of apartments. In addition to compact apartments for students and trainees, two-storey house-in-house concepts with a garden and penthouses with an exit or terrace are planned.

“With our first project in Rödelheim, we are creating a diverse mix of different types of housing and contributing to the further development of the district,” says Sven Seipp, Managing Director of Cube Real Estate Mitte GmbH. “By converting existing buildings, we are avoiding the sealing of new areas. In addition, there are significantly fewer_{CO2 emissions} than with a completely new building.”

The area is part of the former “Torpedo-Werke”, where bicycles and typewriters were manufactured until the 1960s. In recent years, the formerly heavily commercial district has developed into a residential location. The property is well connected to Frankfurt city center in terms of infrastructure – the Hausener Weg subway station is only 750 meters away. There are numerous shopping facilities, restaurants and extensive green spaces such as Brentanopark in the immediate vicinity.
