– Cube Real Estate GmbH has reached a milestone for the neighborhood project in Cologne’s Bilderstöckchen district. The urban development committee voted in favor of drawing up a development plan. The project developer, headquartered in Leverkusen, is planning an urban quarter with residential and commercial use on a previously undeveloped plot of around 40,000 m² in Longericher Strasse. An “urban production” pilot project is to be tested on part of the quarter in close cooperation with the City of Cologne, the urban planning office and KölnBusiness Wirtschaftsförderungs-GmbH. The aim is to efficiently integrate high-density, low-emission commercial space into the district and integrate it into the cityscape in a space-saving manner.
Cube Real Estate GmbH’s concept for the overall “Bilderveedel” project is based on a combination of different forms of housing and innovative business. In accordance with the City of Cologne’s cooperative building land model, 30 percent of the residential floor space is earmarked for publicly subsidized housing. As part of the pilot project, areas for low-emission commercial enterprises are to be created. Several small and medium-sized commercial and production companies can occupy different floors in one building. Possible uses include studios, factories, laboratories, services and manufacturing businesses. The quarter could also accommodate companies from the fields of Industry 4.0, robotics and artificial intelligence.
The mix of uses and the pilot project also take into account the urban development objectives of the district. In addition to residential offers in different price categories, the development is also intended to create an architectural connection to the neighboring residential areas in Bilderstöckchen. To ensure a high quality of stay and good urban integration, the plans include green open spaces, shared roof terraces, a local supermarket, day-care facilities and restaurants.
“The quarter can combine the best of both worlds. We want to create urgently needed living space and at the same time make an offer to small and innovative companies. The concept makes very good use of the available space and also ensures a high quality of stay,” says Tilman Gartmeier, founder and CEO of Cube Real Estate GmbH.
“We are proud to have developed the project idea together with Köln Business, the administration of the City of Cologne and local politicians; now we need to find out whether we can jointly find a solution for the topic of “urban production” and the urban integration of this use,” adds Thore Marenbach, Managing Director of Cube Land Development GmbH.
The project is very well connected to public and private transportation via the Bickendorf freeway exit and the Geldernstraße / Parkgürtel S-Bahn stop. The Bilderstöckchen district offers impressive recreational areas and restaurants.
